Slocan Valley, West Kootenays, BC, Canada

I just finished uploading this property for sale, Slocan Valley, West Kootenays, BC, Canada

Here is a riverfront, valley property with a southern aspect in a coveted area with self-sufficiency potential that is well suited to a changing climate and economy. One look at this homestead and I was thinking relocalization-ready, post-collapse friendly, and an all-around really nice place to live. It is 10 acres in total - 8.5 acres is on the river side of a back road with the remaining 1.5 acres sitting above the road. - The 8.5 acres is in the Agricultural Land Reserve (ALR). It has a solid house (more on that later), gardens, fruit and nut trees, a barn and outbuildings (chicken coop, etc). - The 1.5 acres is mostly treed, flat and is NOT in the ALR. - There are 2 large organic gardens (one has not been used in a few years), 15 fruit trees that have never been sprayed), 2 large walnut trees and a few cherry trees just about to blossom. - There is root cellar built into a bank and a second in the basement of the home. The barn is a post and beam structure that needs a new roof but the structure seems to have integrity - hand hewn members. A selection of farm equipment is also included (including a small tractor). There is plenty of gravity-fed water with incredible pressure - the home actually has a pressure reducer! There are domestic and irrigation water licenses. The home is 30 years old and solid. It has a 4 year old wood/electric furnace in the basement as well as a small wood stove in the living room. It has three bedrooms on the main floor and a full partially finished basement that boasts a summer kitchen, a second bathroom and root cellar. The main kitchen has a pleasing layout with plenty of cupboard room and is open to the dining room and living room beyond that. The main bathroom has been recently renovated. Many of the walls are covered with white pine and complement the hardwood floors. The house has a newer roof and is move-in ready with plenty of value-adding potential such as decks on the south and west side to maximize views. The garage is fully insulated, heated with a wood stove and wired to be a shop. There is a covered carport between the garage and house. The property fronts the Slocan River where they are some giant cottonwood trees.
